UBTEO INC provides licensed real estate brokerage services in Michigan. The services, fees and terms for any listing or purchase are set out in your written agreement with UBTEO, which controls if it differs from these terms.

Property information is provided by sellers, public records and third parties, and may contain errors or change without notice. Square footage, lot size, school information and financial figures are approximate and should be independently verified. Nothing on the Services is a guarantee of any property’s condition, value or availability.
4. No legal, tax or financial advice
Content on the Services is general information, not legal, tax, financial or lending advice. Talk to a qualified attorney, accountant or lender about your situation.
5. Fees
Any fees for brokerage services are set out in your written agreement with UBTEO.
6. Your content
When you upload photos, descriptions or documents, you confirm you have the right to do so and grant UBTEO a license to use them to market your property and operate the Services.
7. Acceptable use
Do not misuse the Services, including posting false or discriminatory listings, scraping data, interfering with security or contacting users for purposes unrelated to real estate.
8. Fair housing
UBTEO supports equal housing opportunity. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin or any other class protected by federal, Michigan or local law, and we do not allow listings or messages that do.
9. Third-party services
The Services may link to or work with third parties, such as MLS systems, lenders, title companies and vendors. We are not responsible for their services, content or policies.
10. Disclaimers
The Services are provided “as is” and “as available.” To the fullest extent allowed by law, UBTEO disclaims all warranties, express or implied.
11. Limitation of liability
To the fullest extent allowed by law, UBTEO will not be liable for indirect, incidental, special or consequential damages, and our total liability for any claim relating to the Services will not exceed the fees you paid us in the twelve months before the claim.
12. Governing law
These terms are governed by the laws of the State of Michigan. Any dispute will be brought in the state or federal courts located in Wayne County, Michigan.
13. Changes
We may update these terms. The date above shows the latest version. Continued use of the Services means you accept the updated terms.
